Are you thinking about living in Bayville, New Jersey, and want to know some of the top neighborhoods to live in? In this video, I'm going to walk you through a few neighborhoods you should know about if you want to live in Bayville. We’ll explore each community’s amenities and housing options so you can find the one that suits you best.

Sylvan Lakes

The first neighborhood you need to check out is right across the street from my office: Sylvan Lakes. In this neighborhood, you have a variety of homes from entry-level to move-up homes, making it the perfect place for every type of homebuyer. To find Sylvan Lakes (and my office in Bayville), all you have to do is stop at the Super Wawa and make a right at the light. That will take you right into Sylvan Lakes, with my office on the left.

One of the reasons people love living in Sylvan Lakes is because of the Wawa I just mentioned and easy access to Route 9. They also love the variety and affordability of homes in Sylvan Lakes. The average four-bedroom, two-bath home in Sylvan Lakes costs roughly between $300,000 to $400,000. The average three-bedroom right now is getting up to about $350,000 in Sylvan Lakes.

Berkeley Shores

The second neighborhood in Bayville you may want to check out is Berkeley Shores. Berkeley Shores is our waterfront community where we have some beautiful lagoon-front homes, lagoon-front townhomes, and condominiums. The main reason people love living here is the easy access to Barnegat Bay and all the amenities and summertime fun that come along with it.

The one thing you want to be aware of in Berkeley Shores is that the side of the bridge you’re on will depend on the size of your boat. If you have a big boat, you want to make sure you're on the east side of the bridge.

The average single-family home on a lagoon in Berkeley Shores is anywhere from $600,000 to over $1 million. Currently, the condo townhomes in Berkeley Shores are running from $400,000 to $500,000.

Scott Estates

I'm probably going to get in some trouble on this next one, but in my opinion, the third neighborhood to check out in Bayville is Scott Estates. This community is located behind our office down toward the river. The main reason people like to live in Scott Estates is that you have those move-up homes that vary from older, more traditional styles to contemporary new construction.

Scott Estates also affords the ability to shoot out to Route 9, giving you the Batcave exit through and around this highway. Whether it’s through Ocean Gate or Pine Beach, you have some escape routes from this community. Currently, the average four-bedroom, two-and-a-half-bath, single-family home in Scott Estates is running somewhere between $450,000 and $550,000.

There are not too many ranches or Cape Cods available in Scott Estates, so I'd be comfortable saying you should expect to pay a minimum of about $500,000 to live in this community. Also, you may have noticed I haven’t mentioned rentals. This is because rentals are basically non-existent in the area at this time, so don't expect to find any.

Sonata Bay

The last neighborhood I think you should check out is Sonata Bay. This is our retirement community exclusive to Bayville, New Jersey. It's a small enclave of single-family detached and a few attached homes. It has a huge community center, a beautiful community pool, and the loveliest of folk.

One of the reasons people love Sonata Bay is that it's a small adult community. For one, it's not as big as its cousins in Holiday City or Silver Ridge. It also has the amenities of a clubhouse, pool, shuffleboard court, and bocce ball.

Of course, good things come at a premium right now: the cost to live in Sonata Bay is going to run more than $300,000—and we're just starting to breach $400,000. This is for an average two-bedroom, two-bath detached home.
